Mould Remediation
Controlled remediation that addresses affected materials, limits cross-contamination, corrects the moisture source, and supports a durable rebuild.
Understand the loss Act with a clear plan
The visible damage is rarely the whole story.
Mould is usually a symptom of a moisture problem. A leak, flood, condensation issue, high humidity, or incomplete drying can allow growth to develop on or inside building materials. Disturbing affected material without controls can spread particles into previously unaffected spaces.
Moderno approaches mould as both a remediation and building-performance problem. The plan considers the moisture source, extent of impact, occupancy, containment needs, affected materials, cleaning, drying, and the repairs required to reduce the chance of recurrence.
Common situations Residential + commercial
When to bring in a restoration team.
- 01
Visible growth or recurring staining on walls and ceilings
- 02
Persistent musty odours with no obvious surface source
- 03
Growth following a leak, flood, or prolonged dampness
- 04
Condensation around windows, exterior walls, or mechanical systems
- 05
Suspected concealed impact in wall, ceiling, or floor assemblies
- 06
Mould discovered during renovation or selective demolition
Our response From mitigation to rebuild
A disciplined path back to normal.
Every loss is different. The work plan is adjusted to site conditions, occupancy, safety requirements, and the approved scope.
- 01
Assess the conditions
The review considers visible impact, moisture history, building assemblies, occupant concerns, and whether an environmental specialist should define or verify the scope.
- 02
Correct the moisture source
Remediation will not be durable if the leak, humidity, condensation, or drainage issue continues. Source correction is built into the plan.
- 03
Establish containment
Work zones, access controls, protective measures, and air-management practices are selected to limit cross-contamination for the specific conditions.
- 04
Remove and clean
Affected porous materials may require controlled removal. Remaining surfaces are cleaned using methods appropriate to the material and remediation scope.
- 05
Verify and rebuild
The area is reviewed against the project criteria before containment is removed and reconstruction closes the building assemblies.
Before help arrives Safety comes first
What to do—and what to leave alone.
Do now
- Address active leaks or water entry when it is safe to do so.
- Limit access to the affected area, especially for sensitive occupants.
- Photograph visible conditions without disturbing the material.
- Note odours, past water events, and when the condition first appeared.
Avoid
- Do not sand, brush, scrape, or demolish suspected mould-affected material.
- Do not direct fans at visible growth; airflow can spread contamination.
- Do not paint or seal over growth without correcting the source and completing remediation.
- Do not rely on surface appearance alone when a concealed moisture problem may remain.
General guidance only. Follow emergency services, public health, building management, and other qualified authorities for your specific situation.
Frequently asked Clear answers
What property teams want to know.
Can mould simply be painted over?
No. Coating a surface does not correct the moisture source or remove affected material. A durable solution addresses why the area became damp, remediates the impact, and only then restores the finish.
Will every mould project require demolition?
Not necessarily. The scope depends on the material, extent, location, moisture conditions, and project criteria. Some non-porous materials may be cleanable, while affected porous materials often require removal.
Can Moderno rebuild the area after remediation?
Yes. Once remediation requirements are satisfied, Moderno can coordinate the reconstruction needed to close walls, replace finishes, and correct related building deficiencies included in the scope.
