Exterior Caulking Replacement

Removal and replacement of failed exterior sealants at windows, doors, panels, masonry, control joints, and building-envelope transitions.

Built around performance Details that matter

The finish is only as strong as the planning behind it.

Exterior sealants are small components with a large role. They accommodate movement and help keep water and air out at windows, doors, panels, masonry, precast, flashings, penetrations, and material transitions.

Moderno treats caulking replacement as an envelope repair: existing joints are surveyed, failed material is removed, substrates are prepared, backer and joint geometry are corrected, compatible sealant is installed, and representative adhesion and appearance are reviewed.

Applications Where we can help

Planned for real properties and real operating conditions.

Our scope Coordinated delivery

One team across the critical interfaces.

01

Joint survey

Map sealant types, substrates, movement, failures, stains, leakage history, dimensions, access, and interfaces requiring special attention.

02

Removal + preparation

Remove failed sealant and unsuitable backer, clean and prepare joint faces, repair localized substrates, and install new backer as needed.

03

Sealant installation

Prime where required, install compatible sealant to the intended profile, tool the joint, and protect it through cure.

04

Quality review

Check adhesion, joint geometry, continuity, finish, staining, tie-ins, repairs, and test areas identified by the project team.

Our process Clear from the start

Decisions resolved before they become site problems.

  1. 01

    Investigate

Review drawings, prior repairs, symptoms, joint conditions, substrate compatibility, access, and consultant recommendations.

  2. 02

    Mock up

Confirm removal method, colour, texture, primer, backer, joint profile, adhesion, and the accepted visual standard.

  3. 03

    Replace

Work elevation by elevation or zone by zone with controlled removal, preparation, installation, cure, and weather protection.

  4. 04

    Verify

Complete inspections and specified testing, correct deficiencies, document completed areas, and remove access equipment safely.

Frequently asked Practical answers

What property teams want to know.

How can you tell exterior caulking has failed?

Common signs include cracking, splitting, loss of adhesion, hardening, missing sections, staining, drafts, and leakage. Some failures are visible only from close access.

Can new caulking be installed over old sealant?

Reliable replacement normally requires removal of failed material and proper preparation of the joint faces. Applying over deteriorated sealant can conceal rather than correct the failure.

Does caulking replacement require testing?

Representative adhesion tests and mock-ups are often useful. A consultant may also specify laboratory compatibility review, field pull tests, water testing, or other quality-control measures.
